Bellevue Hill and Woollahra apartment records smashed with $14m and $13m sales

The $14m sale — $3m above the previous record — has only just exchanged for the yet-to-be-completed “The One” development at 1A Benelong Cres, Bellevue Hill, by Paul Langsam of Raine & Horne Double Bay and Joseph Raskin of Sotheby’s.

And last week’s $13m deal was for The Penthouse at “Queen Residences” at 3/135 Queen St, Woollahra, by Bill Malouf of LJ Hooker Double Bay and Steven Chen of The Agency.

Langsam confirmed the buyer at The One was an eastern suburbs downsizer though couldn’t reveal names.

“It’s the best apartment in Bellevue Hill without question — the whole top floor with views to the ocean and harbour,” Langsam said.

The penthouse, with 300 sqm of internal space plus 200 sqm of outdoor space with a private pool, is one of five in the Luxcon Group development that’s under construction now with completion next May.

It has four bedrooms plus study, four bathrooms, powder room, private pool, cellar, sauna, gym and a double garage.

Luxcon’s Ilya Melnikoff is understandably proud of the development. “I think it’s going to be a very different, special-looking building,” he said.

“It’s going to feature some elements of the Aristocrat, which we did in Rose Bay, but a smaller scale.

“It’s going to be amazing.”

Each of the apartments in the block have a different interior design, by Coco Republic, with the penthouse having a “Palm Springs” theme.

Meanwhile, the Queen Residences Woollahra apartment is also beautifully designed, by award-winning architects Make with interiors by he internationally acclaimed designer Thomas Hamel.

That 321 sqm whole-floor penthouse, with a decent-sized terrace, will be complete in three to four weeks. It has three bedrooms, four bathrooms and a double garage.

Bill Malouf was unable to name the buyer, though it’s known to be a Woollahra local who wanted a new home closer to the Queen St village.

It’s full of natural light and has direct lift access to its own private lobby and opens to a large open-plan living dining area that flows to a private north-facing terrace.

With separate entertainment and bedroom wings, there’s custom joinery throughout with a bespoke built galley kitchen.

All three bedrooms are large and come with their own ensuites.
